The percentage of distress sales has been maintained over the last months representing approximately 30% of all total sales. A number that even though looks high is still lower than the percentage in other areas.
BY TYPE OF FINANCING
32 Conventional Loans
20 Cash Deals
10 FHA Loans
2 VA Loans
It’s interesting to note that the proportion of cash sales (over 30%) is still very high compared to traditional markets. We also notice a higher number of FHA’s loans than what we were seeing in the last few months.

There were 57 Homes Sold in Weston during the Month of May 2010
Based on the Method of Payment only 16% were paid in Cash and the rest were financed:
The percentage of Distressed Sales (Short Sales and Foreclosures) was 46%:
Homes Sold over $ 7000,000
Homes Sold between $500,000 and $700,000
Homes Sold between $400,000 and $500,000
Homes Sold between $300,000 and $400,000
Homes Sold under $300,000

Weston Single Family Homes Sold in Weston on February 2010

There were 37 Closed Sales in Weston during the month of February, 2010.
Of those Sales:
15 were paid Cash (40.5%)
5 FHA Financed (13.5%)
17 Conventional Loans (46%)
The number of cash transactions is still very high and competing against cash buyers when presenting offers may be challenging. On the other hand it’s encouraging to see that some FHA’s went through.
Almost 70% of the sales were regular sales and 30% of the sales were distressed sales (5 short sales and 6 Foreclosures/REO’s).
