Weston Homes Sold During March 2013

As of today April 11, 2013 there are only 186 active listings in Weston.  This means that we have less than 3 months of inventory based on closed sales (Seller’s Market) putting a lot of pressure in prices.

After a few months of almost 50% Cash Transactions this month we have a percentage that seems to be more reasonable. Cash transactions distort the market since most of them are not subject to appraisal. Even though many times in financed transactions buyers are willing to pay above appraised value at least there is a bench mark to negotiations on a new purchase price.

Distressed Sales (Short Sales & Foreclosures) have kept the pace in the 30% range. What we have noticed is a reduced number of new distressed listing entering the market.

Weston Homes Sold December 2012

Closed Sales during December 2012 kept a good pace as most of the year, Weston has maintained very low inventories for several months, which leads to a lot of activity on any listing and multiple offers in the most attractive properties. We have less than 3 months of Inventory based on Closed Sales, which is considered a Seller’s Market. Appraisal values are still a challenge., buyers are most of the times willing to pay more then what the properties appraise for  Distressed sales have maintained the rhythm and the best news is that they haven’t increased  as many predicted it would occur. Something we find interesting is the fact that CASH transactions were extremely high, in the last year in average we had less than 30% of Cash Sales and this month we had almost 50%.

Weston’s Real Estate Market remains very active with very low inventories putting pressure on prices. Distressed sales are slightly over 25% which is a relative low percentage compared with a year ago and other communities.

Weston Single Family Homes Sold April 2012

Weston Remains a Very Active Market

Coincidentally this month last year (April 2011) we had the exact same number of closed sales as this year. The great difference is in the number of active listings which are almost 22% down from last year. The number of Pending Sales increased dramatically making it very competitive.

Distressed Sales (Short Sales and Foreclosures) represent 26.6% of the market which is less than the 32% to 36% average that had been the trend in the last couple of years.

Single Family Homes Sold in Weston During February 2012

Weston’s Real Estate Market has been moving consistently for the last year.  We ended the month of February with the lowest number of homes for sale we have had since 2004 with under 300 homes for sale in Weston…

We have also noticed a decrease in the percentage of CASH transactions representing only slightly over 20% compared to the times where they represented over 30% of all transactions. The trend in the percentage of distressed sales (short sales and foreclosures) has been steady for many months now.

Luxury Real Estate in Weston Florida

Price to Sell Ratios

The more we hear about the housing crisis the higher the expectation of Buyers to buy “a steal”. The high end market in Weston (properties listed $800,000 and above) are not an exception. We have buyers who think they can offer 20% and 30% below asking price. As an exercise, we took all MLS closed sales in the last 6 months for Windmill Reserve, Windmill Ranch Estates, Windmill Lake Estates and Weston Hills Country Club.

As a Rule-of-Thumb we can say the average is 90%, in Windmill Ranch Estate there was one that closed at 63.16%  (a short sale) that skews all the data for that development. Of course the price to sell ratio if affected if the property was listed originally at an unrealistic asking price.

Weston Homes Sold on June 2011

We had a very active month of home sales during June 2011. The Summer is the “hot” season for Weston since many people wants to move before the new school year starts.

We can notice a decrease in the proportion of distress sales compared with the same period last year. On May 2010 distress sales (short sales and foreclosures) represented 46% of all sales and this year only 22%.

The proportion of Short Sales and regular sales have not changed much in the last few months.
