Weston Homes Sold During November 2012

Closed Sales have been keeping a good pace, Weston has low inventories which leads to a lot of activity on any listing.We have less than 3 months of Inventory based on Closed Sales, which is considered a Seller’s Market. Being said that, as we have mentioned in previous posts the gap between what buyers are willing to pay and appraised values are still a challenge. We can also notice a reduction in distressed sales representing less than 23% of all sales, one of the lowest percentages since the real estate crisis.

Weston Homes Sold 3rd Quarter of 2012

Weston’s Real Estate Market remains very active with very low inventories putting pressure on prices. Distressed sales are slightly over 25% which is a relative low percentage compared with a year ago and other communities.

Weston’s Real Estate Market has been moving consistently for the last year. The graph below contains data for the last 15 months. Weston Homes Sold on December 2011

The Market Seems to Have Stabilized

201 1 December’s activity in Weston’s Real Estate Market was very similar to 2010. The number of homes sold went down in only one unit and the percentage of distressed sales remained in the low %30’s, which even though is a very large number it’s still lower than in many other communities.

Weston Single Family Homes Sold on August 2011

Weston’s Real Estate Market Stays Very Active:

The Market has been very active and we have less than 6 months of Inventory based on Closed Sales for all prices in Weston. In certain price ranges we have less that 4 months of Inventory based on Closed Sales. Under 6 months of Inventory shows a Seller’s Market and we have experience in both our listings and with our Buyers a trend to receive multiple offers.

WESTON HOMES SOLD AUG 2011

There were an unusual number (TEN) of transactions with seller’s contribution which represent almost 15% of the total transactions. Seller’s Contributions ranged from $700 to $ 12,451.

Weston Single Family Homes Sold August 2010

Weston Real Estate Market Looking Good!

During the Month of August 2010 73 Single Family Homes were sold in Weston of which:
6 were Short Sales (8.2%)
5 were Foreclosures (6.8%)
62 were Regular Sales (85%)

It’s interesting to note that the percentage of distress sales have reduced significantly. Even though, there was an interesting foreclosure in Windmill Ranch Estates 2750 Hackney Rd with a lot over 1 acre which sold for $ 690,000 a very low price for a home in that community.

Months of Inventory based on Closed Sales are just a little over 5 months. Months of Inventory indicates if the market is a seller’s or buyer’s market. 6 Months is considered a balanced market and under 6 months a Seller’s Market.

There were 6 homes in Weston that closed above $ 1,000.000, which represents and increase compared with the last few months and 18 under $ 300,000.

Weston Florida Single Family Homes Sold on March 2010

Weston Single Family Homes Sold March 2010 by Type

In March 2010 there were 63 Closings of Single Family Homes in Weston, Fl. Of those, 32% were “distress sales” (Short Sales and Foreclosures) which is consistent with the trend of the last few months. Fortunately most of our sales are regular sales and based on Month of Inventory Based on Closed Sales we are slightly in a sellers market with several offers competing for the best values. Buyers are being attracted mostly to properties that need little or none work and preferably with upgrades of which they will pay a fraction of the cost.
