You can choose between Original, Green Tea Flavors and the featured flavor of the month; this month it is pomegranate. With 21 toppings to choose from the possibilities are endless: strawberry, mango, almond, granola, kiwi, m&m, chocolate chips, Oreo. My son ordered one with captain crunch and pistachios, odd mix for sure, but enjoyed it very much.
The yogurt is made with Non Fat Lactose Free Milk with Non Fat Plain Yogurt with live and active cultures and 100% Organic Green Tea.

Weston Real Estate Market Update – Townhouses/Coach Homes as of Feb. 27, 2009

Every Community has its own personality even thou some of them have the same floor-plans.
Courtside, Mariposa Pointe and the Legends are all Coach homes. Mariposa is located next to Weston’s Town Center and the other two at Weston Hills Country Club.
California Courts, Coconuts and Emerald courts are each of them one of a kind.
All the “Sans” and Courtyard are town-homes communities with the exact Floor Plans. It seems that the newer of the two communities San Mateo and Courtyard a shorter turnaround time.
When I see numbers like these, where in the same kind of product the Months of Inventory based on Closed Sales go from 4.2 to 39 months, I wonder how much we can trust broad statistics. The market is behaving in such a way that every community must be researched with a magnifier glass without loosing sight of the whole picture.
The following graph shows the average Months of Inventory for Condos and Town-houses in Weston as of the end of January of 2009. This includes all Weston’s and Bonaventure Condos, Town-homes and Coach homes/Villas communities.

Watching our kids read is as pleasant as reading ourselves. For those of us who enjoy reading it is a blessing. It allow us to travel, live in other people’s world and keep learning as we go.
Three times a week in Barnes and Noble in the new shopping center at Pines Blvd. and I-75 you can bring your kids to read and play games.
They have English and Spanish Story-Telling time on Tuesday, Thursday and Saturday at 11:00 AM.

PIC-A Creative Chocolate and Art Cafe

Sweet Creativity!
It is so nice to run across a nice and unique place… While driving by everytime I saw the sign I got curious but didn’t have a chance to stop until yesterday. Luckily it was lunch time and I decided to “explore” the new place on SW 136th Ave in Davie. Just steps a few steps actually but very close from IKEA, South of I-595.
It’s a place hard to describe, it is one of those you need to “experience”. It’s a Cafe where you can find some light goodies such as salads, wraps, sandwiches, pizzas and where you can create your own smoothie, chocolate and ice cream. You can also design your own box of chocolate! When I say design I mean it!!! You can craft and decorate your own box, perfect for that one-of a-kind gift.
A warm atmosphere where anytime you turn your head you find something you didn’t see before. That’s the kind of place I love…
Patti told me that tomorrow Saturday Feb. 21st at 7:00 PM there will be a saxophonist and that soon they should be able to offer light spirits.
Kuddos to Patti and Rick Cortez for creating such a great place so close to home.

Vista Park is Located at 18800 Vista Park Blvd next to Cypress Bay High School. It is open every day from 8:00 AM to 11:00 PM. It is a 30 acre Community Park with 4 Baseball/Softball fields, 4 Football/Soccer fields, Concession/Restroom Building and a shaded playground area.

The high number of Pending Short Sales might be due to the fact that they take longer than regular sales. It’s interesting to note that even thou 38% of the inventory in Weston are Short Sale Listings they represent only 15% of the closed units. Lenders are being more cooperative in the Short Sale process.
I thought it could be interesting to look at the closed sales by neighborhood and calculate what percentage of sales were short sales listings. Please note that the communities with no Short Sales are also communities with little activity.

Do You Want to Buy a Short Sale Property?

5 Things you should know to avoid loosing your mind in the intent:
Everyone is talking about short sales* and there is a reason for it. More than 30% of the properties listed for sale in almost every neighborhood are short sale listings. Listed prices are normally a bargain and way below regular sales and even below foreclosed properties*. The problem is that some prices are unrealistic and just a gimmick to attract buyers that will end disappointed because the bank will never accept the offer. One of my main concerns is that some potential buyers think those are realistic prices and use them as a reference for the rest of the market. As attractive as a short sale deal can be you must beware…
1.Set up your expectations upfront! This is not your typical real estate transaction. Since there are third parties involved: the lender(s), homeowners associations and/or contractors it takes time to get it approved. The time varies in every transaction and can be take as long as 9 months or a year is the buyer has the patience for it.
2.Make a Reasonable Offer! Before a bank accepts the price you are offering they send a Broker to prepare a Broker’s Price Opinion (BPO) and that is the value used by the lender as the property’s potential sale price. Remember that every dollar the bank accepts under the original loan amount is a loss for them.
3.Don’t fall in love! Falling is love is fun but not with a house that might never be yours. A Short Sale is a “business transaction” in which you pay with patience the money you are saving. Many things can go wrong or get delayed in the process… Until the last minute the transaction may fall thru.
4.The house should be vacant prior to the closing date! If there is a tenant living in the property make sure the seller has negotiated with the him his departure from the property at least 15 days prior to closing. You should not close while the tenant is in the property unless you want to become a landlord or you are willing to evict him.
5.Be prepared to spend a few hundred dollars and loose them! Until a short sale closes you there is no certainty that it will and you might end paying for inspections, appraisal and even an extensions of the locked rate.*It’s important to distinguish between short sales (properties where the loan(s) amount(s) are higher than the market price of the property) and Bank Owned/Foreclosures/REO’s (properties owned by Lenders after the foreclosure process is finalized).
